What is a land contract?

A land contract is a way to buy a home by paying the seller over time instead of getting a bank loan. You make a down payment, move in, and make monthly payments to the seller. In Michigan, Ohio and Indiana it is usually called a land contract. In other states the same kind of deal is called a contract for deed.

Who it is for

Renters who are ready to own, first time buyers, people rebuilding credit, and anyone a bank has turned down. We do not run a credit check, verify income, or do a background screening.

What it costs with us

Every listing shows the price, the down payment and the estimated monthly payment. Many of our homes need $1,000 to $3,000 down, and the monthly payment is often close to what people pay in rent.

Before you sign

Read the whole contract. Know the price, the monthly payment, how long you pay, and who pays taxes and insurance. Our homes are sold as is, so walk the home and bring someone handy. A housing specialist will go through every part with you, and you are welcome to have anyone you trust review it.
